Wow 20 oz Tea is delicious and we had a great overall experience! My family tried the Jasmine milk tea, Earl Grey milk tea and strawberry matcha, all 3 flavors were perfectly made.👌 Very clean shop with gorgeous modern style and spring/summer is fun to visit because of their outdoor patio space. I’ll be going back here regularly to fulfill my tea cravings. I love that their flavors are authentic, organic and made with love. 👏🏼 Thank you 20 Oz Tea!

Love the peach black tea, peach & cream and Strawberry Matcha! My husband and I kept coming back for it. They also served good food. I love the Beef Banh mi! We held an intimate reunion party here and everything was perfect! From food & beverages, good service, friendliness and how cozy the place is to have an intimate gathering. Definitely recommend this place!
The only bubble tea place and banh mi place in the Eastlake area of Seattle and it is the place to go in Eastlake if you get a craving for it. The pork banh mi is really good and they make each sandwich fresh to order. The drinks are made right in front of you and the Eastlake is a nice black tea.
Food
A really simple menu with either beef, chicken, pork, or tofu banh mi. The sandwiches are packed with meat along the entirety of the bread. The bread is very soft and crisp on the outside. I hate it when the bread is old, stale, and hurts to eat but I’ve never had this issue at Comay. A good amount of fresh vegetables to balance out the meal!
I’ve had the Eastlake tea, strawberry matcha, and ube milk tea and they are all solid choices. Boba is soft and chewy.
Atmosphere
A small cafe that’s really best for walking in and taking out the food. There is maybe five high top chairs along the windows. The garage door is opened during the summer to allow for more seating, but not sure what they will do in the Seattle winter. Noise level is pretty low.
Pricing
Banh mi prices are average and are significantly cheaper than any other food you will find along Eastlake. I think Comay has some of the best and cheapest food you will find in Eastlake. Bubble tea prices are average compared to other bubble tea places.
Service
The staff is friendly and service is good. Can be a little bit of a wait during lunch since they seem to get pretty busy.

Had the Co May Tea. It has several real pieces of fresh peaches. I found 50% way too sweet tho.

We stopped by today for their grand opening. First of all, love their decor details, so sweet, airy and modern, definitely instagram worthy! We ordered a Vietnamese coffee, a matcha strawberry (I know, I thought this was kind of an odd combination, but it was so good!) with bobas. Bobas was soft and chewy. Overall, we love our drinks! My mom tried their grilled beef sandwich and approved! Will definitely be back to try more items on the menus. I heard they also have live music.
Upon visiting this particular bubble tea establishment, I found the experience to be outstanding. I sampled four drinks: the Coconut Thai Milk Tea, Vietnamese Coffee, Ube Milk Tea, and the Co May Tea.
The Coconut Thai Milk Tea was balanced - the sweetness of the coconut complimenting the robustness of the Thai tea. It was well-crafted and enjoyable. The Vietnamese Coffee was bold, with a good mix of sweet and bitter tones.
The Ube Milk Tea, their noted bestseller, lived up to its reputation. It was authentically flavored, delivering a rich, creamy taste of real ube, or purple yam. The Co May Tea was a delightful surprise. Its unique blend of flavors was impressive, justifying its popularity among the patrons.
The shop's ambiance was inviting, the staff knowledgeable and courteous. They readily provided information about their products, enhancing the overall customer experience.

This bubble tea shop is a must-visit. I tried the Ube Milk Tea and Strawberry Matcha Latte. Both were delicious.
The Ube Milk Tea tasted like real ube and was super creamy. It's a unique flavor that I really liked.
The Strawberry Matcha Latte was also good. It had a nice mix of sweet strawberries and slightly bitter matcha, which I like a lot since they worked really well together.
The place was super cute and comfortable, and the staff was friendly and helpful. They knew their stuff and helped me pick out these great drinks.
I definitely recommend this shop. Whether you're a big bubble tea fan or new to it, this place is worth a visit. 5/5 worth it!
I was in the area and found this newly charming spot to satisfy my craving for some bubble tea and banh mi (vietnamese sandwich). I got the Pork banh mi and the honey lavendar milk tea w crystal boba. They were bomb!!! The pork was nicely marinated, banh mi was fresh, and the portion was generous. The milk tea was really tasty, fresh and also generous size. I can’t wait to return and try out their other items on menu (I heard the Co May drink is really popular, as well as the Ube). Definitely it will be my new favorite spot when I’m in the area now on.
Great vibe, atmosphere, and service. I have only tried 2 of their drinks so far: the lychee and the Ube milk teas and both were great. Hopefully the rest of their selections are also as good.
They don’t have a lot of options but all of their options are interesting and that makes me want to try them all. I strongly prefer milk tea places that have a small, but high quality, variations of drink over the places that have zillions of drinks that your are never gonna be able to try them all.
Looks like they also have a rotating samplers/food options on certain days, which is fun if you are adventurous.
Some of the other reviews mentioned lack of seating space, which is not true. Or at least it is no longer true when I visited in June 2023. The shop now has a spacious patio area with plenty of seats.
A step up from 20oz tea!
At first I thought Co May Bistro is just 20oz tea with a different name, but I was wrong. What impressed me the most was their banh mi sandwiches are so delicious. The fact that they makes them in house makes a huge difference. Their bubble tea is also not overly sweet like some other shops. I got 50% sugar out of habit but I feel like I will be able to handle 75% or even 100%. Although I haven't tried it, I like how they also have crema options. I expect I'll be visiting often.
The banh mi is an incredible value. It had way more substance than I was expecting for $9. The bread was delicious and perfectly toasted, and the meats were so juicy. The spam musubi, also a huge thumbs up!
The teas are on the pricey side, but they are delicious. I don't normally go out of my way for tea, but this might be the exception. Will definitely return.
