Appears to be under new management. The food menu has changed slightly - much more simple. The past 5 banh mi I've had from this place are pretty good. There's a nice crunch and they don't skim on the ingredients. The drinks are pretty good too.

My milk tea was filled half way with ice. I barely got more than 5 sips of it. There was also virtually barely any tapioca. Other than that, they had a wide variety of selections but it is not as good as other milk tea cafes I've been to. However I did not try any of their sandwiches. This is still a good stop if you just want a small snack.

Came her to try their large combination Banh Mi and Vietnamese ice coffee. $10 something (tax included) for a huge filling sandwich and drink combo. The Banh Mi was very tasty and filling. It had 3 different types of pork: ham, steamed pork and grilled pork. Bread was nice and crispy, and since I got it to go, it was still crispy once I got a chance to eat it about an hour later. Vietnamese coffee was good and refreshing. They also sell many other drinks and Vietnamese deserts which i will try the next time I'm there!

Change of management going on. We drove all the way for the avocado smash only to find out they have none. Also they ran out of sodas. Only had sandwiches. My entire family was so disappointed.

Bubble tea is amazing and the smoothies have the best consistency. I recommend the strawberry banana smoothie and the sour apple milk tea.
