Moved in two months ago. The unit was barely refurbished from the previous tenants at move in (broken door handle, bathtub spigot hanging, dryer vent not attached to the wall, stains on the carpet). The rates are okay considering the location, and the building is fairly new so you’d think it’d be nice! The problems are beyond anyone’s control at this point though. I believe the majority of the units are section 8, and the facility is very dirty and generally uncared for. It always smells like marijuana and cigarette smoke, so I had provide my own air purifiers in both my bathroom and bedroom in order to try and beat the smell. I’ve emailed staff about the smoking policy but nothing changes. It’s not in their control at the end of the day, but I feel as if these problems will continue as long as the low income properties continue to outnumber the market rate ones. It is extremely loud here, and the police are on location at least twice a week. It’s so sad considering how nice this place could be. It’s embarrassing to have guests over too. Unfortunately I signed a year lease here, and it is very expensive to break.

Ended up breaking my lease due to medical condition that derived from smoking allergy caused by diamond place. The total cost ended up being almost $3,000, and they were unable to work with me besides offering monthly payments of $393 for 6 months after I paid the first half out of pocket. For an issue that was relatively out of my control, you’d think management would be more willing to try and work with someone they caused health issues to. Interestingly enough, the prior residents in my unit (408) have also left bad reviews for the property too. I’m wondering if there are suspect neighbors near that unit causing these issues. Who knows.

I was on the waiting list here while it was being built. Everything approved, I gave $100 to reserve an apartment and never got the apartment or my money back. The price kept going up and up everytime I spoke with them then I heard nothing. I could see people moving into the building but no return calls for me. Once I got through to someone the rent had gone up way over my budgett. Again, I had to hound them for my money and was told multiple times it was sent out. Never received it!

I recently retired and moved to Grand Rapids to be closer to family. I came across Diamond Place and immediately applied for a one-bedroom apartment, which was granted after proper checkup of the information I had provided. I moved on September 12, 2018 and was happily surprised. The apartment is beautiful, though being small is quite ample, where I was able to fit all my furniture and stuff that I used to have at a two-bedroom I rented before retirement. The place is highly functional, with all modern appliances one could dream of, including washer and drier inside one's apartment. The location is ideal, with immediate access via buses (including one free-of-charge) to most everywhere in town and even farther on. The building is also very beautiful, well managed, cleaned, and offers surprising commodities such as a gym, which is particularly helpful during the shut-in periods we've been having due to bad weather! There is also a food market (Gordon Foods) on the first floor, along with a very nice Japanese restaurant, and a future tropical smoothies/sandwich place to occupy another space on that same floor. Convenience stores all around, ample parking in the premises, personal mailboxes, etc. -- all these are the major conveniences of living here. I am extremely happy to have been granted the blessing of living at the Diamond Place where, on top of all the goodies above, has provided me with affordable (i.e., tax-free) rent as a retired senior citizen. I highly recommend Diamond Place as the best habitat in this town to anyone, whether retired or not. And by the way, another benefit: this is a smoke-free community, which consequently provides clean air throughout the internal walls and all other premises to its occupants.

Horribly ran apartment complexes. I have just recieved my second eviction notice saying I did not pay rent. This also happened two months ago. Thank god I keep all copies of my money orders and checks. I’ve never not paid rent. Last time they forgot to enter I paid rent this time who knows. I live at Leo and al and there’s never anyone working in the office here to be able to talk to them or hand them checks and money orders. Also paid $60 extra for a covered parking spot due to the fact that I’m pregnant and still have not recieved my car tag.
