Ordered food a month ago. Food was made at another location then delivered to their Downingtown location. Left outside in the cold on a chair. Now they have closed this location for good. Sad because we liked it there before when they actually cared about running a decent restaurant.

The food is really good. Everything was fresh. The staff was friendly and responsive. My wife can't eat gluten and there were plenty of gluten-free dishes to choose from. I had the Lamb which was fantastic. This was a great experience and I would be glad to return here again.

I placed a dinner order online at 5:06 pm that required payment in advance. Nothing crazy, just a salad and a sandwich. I arrived at 5:40pm to pick up my order, and the doors are locked. They have 3 chairs blocking the front entrance and a sign to call. It took me 6 calls to get a hold of someone, who informed me my order would not be ready until 6:15 pm, and the app should have told me my wait time. When I mentioned the app only stated ASAP as the wait time, the owner was rude and abrupt. I have now been sitting in the parking lot for 40 minutes waiting for food that I already paid for wasting my evening away. I truly miss service. It is not worth the effort if the business does not care about it’s customers.

Came for a healthy alternative and got the best burger ever!!!! Fast friendly service well worth it!!!! Outback burger got nothing on this place!!! And I'm a regular at Outback!!!!

We like this little Greek restaurant. All the traditional Greek foods you’d expect with interesting specials daily. The food here won’t necessarily “wow” every time but it is consistently good, the servings are generous and it’s moderately inexpensive. The friendly service here is what sets it apart - a nice family owned business who are happy to see you every time you come in.
Parking is easy and plentiful as well.

when ordering I was not told that my food was not being made at the downingtown location. it was made at an alternate location then driven to their downingtown location for us to pick up. by the time the food arrive for us to be able to go home and eat it (1 hour later), it was soggy and cold with no flavor. it was absolutely disgusting and not worth almost $50 for only 2 meals with small portions.

My favorite Greek restaurant in Downingtown area! The food is plentiful and amazingly delicious. They have a great weekday lunch buffet, too.
Too bad they close so early on Sunday. We would have come two days in a row.

We were passing through Downington and were very impressed with Olive Tree. My husband said his pastitio was very balanced and flavorful. My gyro was nicely spiced, with very fresh tomatoes and cucumbers, and the tzatziki sauce was superb. Our server was very attentive and seemed genuinely delighted that we so enjoyed our food. We plan to stop here again!

Very good - ordered 5 dishes for buffet style meal with group. Everyone happy: meat eaters, vegetarians and food allergy diets alike! Something for everyone!

Always a Treat. A Great choice for dinner or lunch...super service with wonderful Mediterranean Food...love the chargrilled calamari ...lemon soup and dark side of the moon cake...tried the beef Wellington today...outstanding!:-)

Great food....service.... Always had great food here. It had never disappointed in terms of food. The waitresses have never been warm and friendly though. Tonight, mine was complaining about another table she had. Then a small group showed up at 8:30 to have dinner and were told they were closed although the hours online clearly state they are open until 9pm. The outdoor seating is unavailable during the summer because it is hot out. I'm not sure when they do use the outdoor seating or why it is there. If you can get past all these issues, the food is great.

Loyal Customer. I decided to write this review after visiting a nearby chain restaurant. I like to try new places, but always go back to The Olive Tree. I love the food and people that work there. I have never been disappointed. The food is always fresh and delicious.

So gross. SO so gross.. The food at this place is NASTY. I ordered the sampler. Gross. The bechamel sauce on the mousakka was about 4 inches thick and sat there like a gelatenous mess.Leaving this review after seeing that this restaurant has a Groupon out. It doesn't matter the discount or the deal that you think you are getting. YOU WILL BE DISAPPOINTED. My husband ordered the special steak. 40 dollars, wasn't written on the board or mentioned. The steak sat in a cold pool of bloody, greasy, mushroomy sauce (wasn't eaten). I am used to middle eastern food being fresh and healthy and full of love. There is no love at this place. When we mentioned to the waitress and hostess how we were disappointed with the price of the steak (and lack of mention) and the disappointment at the inedibleness of the sampler platter they just stared blankly as they ran our credit card. Complete and utter disappointment. I don't remember a worse meal out.

Great Food and Service!!!. I am so glad I came across The Olive Tree! Everything is always fresh and so flavorful, the wait staff is great and very professional, and their desserts are homemade(yummy!!!) Their portions are large and the entrees are fairly priced. Me and my husband go t here every week and are never disappointed. Make sure to try to Lemon Cheesecake and the Chocolate Mousse cake(they are to die for!!)
